Fractional home ownership is a co-ownership legal structure in which participants share the benefits (personal use, equity, potential profit from any future resale) and the costs (property management, bills, repairs) of property ownership. In practice, it means the individual purchases a stake in a property which entitles them to a certain number of weeks depending on how many other owners are part of the scheme. For example, in the case of a 1/10th ownership, the individual could spend in theory 5 weeks (or 35 days) each year in the property (52 weeks divided by 10 shares excluding 2 weeks for repairs and maintenance).
